What are sliding folding doors?
Sliding folding doors, also called bifold, bi-folding or foldable doors, are glass doors made of several panels that fold against each other and slide along a track, so almost the whole opening becomes clear.
The panels are joined by hinges and carried on rollers that run in a top track, with a guide or track at the bottom to keep them aligned. When you open them, the panels fold concertina-style and stack neatly to one or both sides. A standard sliding door always leaves at least one panel in the opening; a folding door can clear most of it.
Most sets include a single traffic door that opens like a normal hinged door, so you can walk in and out on a hot day without folding back the whole system. Doors can open inward or outward, and stack left, right or split to both sides.
In Dubai they are used most for villa living rooms opening onto a garden or pool, terraces and balconies, kitchens and cafés. Folding door panels, sizes and configurations
The width of the opening decides how many panels you need. Panel sizes vary by system, so these are typical guides we refine at the site visit.

Odd or even number of panels?
An odd number, such as 3 or 5, lets one panel work as a traffic door when all others stack to one side. An even number usually splits to both sides, or folds as pairs with a traffic door added.
Inward or outward opening?
Outward-opening doors keep the stack out of your room and are common onto gardens. Inward-opening doors suit balconies and terraces where there is little space outside.

Standard folding doors are made to your exact height. Very tall or heavy panels need a heavy-duty system, which we confirm after checking the lintel and floor.

Top-hung folding doors
The weight of the panels hangs from a strong top track, so the bottom track can be low or flush. Best for internal and covered openings, but the lintel above must be strong enough to carry the load.
Bottom-rolling folding doors
The panels run on rollers in the bottom track, with the top track only guiding them. This suits heavy external doors and openings where the lintel cannot take much weight.
Why thermal break matters: a thermal break is an insulating strip inside the aluminium frame that slows the heat passing from the hot outside frame to the inside. With double glazing, it helps keep the room cooler and reduces condensation on the frame.

How to choose the right folding door
A few decisions at the start make the difference between a door that glides for years and one that drags after a summer.
- Measure the real opening: the finished width and height after tiling and plastering, not the rough wall opening.
- Decide where the stack goes: to one side, both sides, inward or outward, and check furniture, pool edges or planters will not block it.
- Choose external or internal performance: doors facing the garden or pool need thermally broken frames, double glazing and a weather threshold; internal doors can be lighter.
- Check the structure: the lintel must carry top-hung doors, and the floor must be level along the whole track.
- Pick the threshold: a flush threshold looks seamless indoors, while a raised weather threshold keeps out wind-driven rain and sand.
- Think about sun and privacy: Low-E or tinted glass for west-facing openings, frosted or smart glass where neighbours look in.
- Plan the traffic door: decide which panel you will use every day and where the handle and lock should be.

Caring for your bifold doors
Tracks
Vacuum sand and dust from the bottom track every week or two, more often after a sandstorm.
Rollers and hinges
Wipe clean and use a light silicone spray; avoid heavy grease that traps sand.
Seals
Check brush seals and gaskets once a year and replace any that are worn.
Adjustment
If a panel drags or will not lock, have it adjusted before the hinges wear.

How much do folding doors cost in Dubai?
Aluminium folding doors are usually priced per panel. Our standard-height doors start from AED 2,500 per panel, supplied and installed, and typically cost AED 2,500–3,500 per panel, so a 3-panel door costs about AED 7,500–10,500 and a 5-panel door about AED 12,500–17,500. Tall, frameless or motorised systems are quoted per project.
Are folding doors and bifold doors the same?
Yes. Folding doors, bifold doors, bi-folding doors and sliding folding doors all describe glass door panels that fold against each other and slide along a track to open most of the wall.
What is the difference between sliding folding doors and sliding doors?
Sliding folding doors fold and stack to the side, clearing up to about 90% of the opening. Sliding doors slide behind a fixed panel, so about half to two-thirds of the opening is clear, but they have fewer frames and need no space for the panels to swing.
How many panels does my folding door need?
It depends on the width of the opening and the system. As a rough guide, an opening of about 3 m takes 3–4 panels, about 4.5 m takes 5 panels and 6 m or more takes 6–8 panels. We confirm the best layout at the site visit.
How tall can folding doors be?
They are made to measure for your opening. Standard systems suit normal door heights; very tall or heavy panels need a heavy-duty system, which we specify after checking the lintel, floor and panel weight.
Are folding doors good for Dubai's heat?
Yes, with the right specification. For external bifolds we recommend thermally broken aluminium frames with double glazing and Low-E or tinted glass, which reduce the heat passing into the room.

Yes. External folding doors are fitted with multi-point locks and the panels interlock when closed, with a lockable traffic door handle. Shopfront systems can also be locked from inside at night.
How long does it take to make and install folding doors?
After the site visit and order, manufacturing usually takes about 2–3 weeks. Installation is usually completed in 1–2 days, depending on the size and number of doors.
Can folding doors be installed on an apartment balcony?
Yes, as long as the building management approves the change. Inward-opening folding doors are often used on balconies so the stack does not take up balcony space.
Do you install internal folding doors?
Yes. We install lighter internal bifold doors and folding room dividers between living, dining, kitchen and study areas.
Can bifold doors be motorised?
Yes. Motorised horizontal and vertical bifold doors are available, including folding garage doors, operated by switch or remote control.
Can I choose the colour of the frames?
Yes. Frames are powder coated in a wide range of RAL colours, and dual-colour frames with a different colour inside and outside are also available.
Which is better, folding doors or telescopic sliding doors?
Folding doors clear more of the opening, while telescopic sliding doors have fewer frames and need no space for panels to swing. Folding doors suit gardens and cafés; telescopic doors suit wide openings where the panels cannot swing.
Do bifold doors need maintenance?
Very little. Keep the tracks clean, wipe the rollers and hinges, check the seals once a year and have the doors adjusted if a panel starts to drag.
Do you offer a free site visit?
Yes. We visit, measure the opening, check the floor and lintel and then send a written quote listing the system, glass, colour and hardware.
Can bifold doors be fitted to an existing opening?
Usually yes. We measure the finished opening, check that the lintel can carry the doors and that the floor is level, and then make the frame to fit. Sometimes the opening needs minor building work first, which we point out at the site visit.
Are bifold doors suitable for restaurants and shopfronts?
Yes. Commercial bifold systems open a café or shop onto a terrace or mall walkway and lock securely at night. They use heavier profiles and hardware designed for frequent daily use.
What is the difference between aluminium and PVC folding doors?
Aluminium bifold doors are rigid, glazed and made for large external openings. PVC folding doors are lightweight accordion-style panels for internal uses such as wardrobes, laundries and small room dividers, and cost much less.
